From the Austin Statesman  November 9, 2008, Hybrid Homes Becomes Selling Tool, …”In Austin, custom homebuilders like Ray Tonjes are adding energy-saving features like thicker insulation, sealed attics and ductwork, and dual-speed air conditioner compressors to meet customer demand for more energy-efficient houses. Some companies do nothing but green-built homes. And the city has the nation’s pioneering green building certification and education program, as well as an aggressive incentive program for energy-efficient appliances. Jobs in Austin Tx Still Going Strong!

Texas does it again!  Hotjobs at Yahoo just posted the top ten cities to find a job and Houston  6,768 Jobs and Dallas  6,273 Jobs made the list of the largest metropolitan areas…Both have considerably more population than Central Texas’ Austin which currntly posts 1,824 Jobs.  However, both of the other metro areas outflank us by huge population margins. So just how big is Austin? According to the Austin Chamber of Commerce, “Because of its draw as a destination for migrating talent, metro Austin’s population grew to nearly 1.6 million in 2007. The 1990s saw a 48% increase in population, and growth has been averaging 3.4% annually since the 2000 Census. The 2000 Census indicated that only four U.S. metros saw greater total net migration than Austin between 1995 and 2000. Census Bureau estimates for 2000 to 2007 show that Austin remains one of the top destinations for migrating talent. Austin ranks 5th among the top 50 U.S. metros based on net migration as a percent of total population (15%).    What are the areas with the most jobs in AustinTechnology ranks as No. 1, followed by the Healthcare field as No. 2, and Sales as No. 3.  Our median priced homes remain lower than the national average…. ”Texas consistently ranks as one of the nation’s most favorable business climates based on its low tax burden and competitive regulatory environment. In Texas, aggregate costs for real estate, energy, wages and taxes are below most states in the country. ..Compared to other major business centers, Austin is well known for offering affordable living. Over time, these neighborhoods flourished, adding art galleries, coffee shops, hip little boutiques, and cool restaurants. Property values in turn increased to the point where many of the original artists found themselves priced out. Eventually the artists moved on in search of new bohemian blocks, but for the savvy home buyer, keeping an eye on where artists live can be a great way to get in early before a market takes off.

The reason is that artists are happy to move where real estate investors aren’t prepared to go—crime-ridden inner cities with trashed-out apartments, inside rat-infested buildings that seem destined for the wrecking ball.

Artists aren’t looking for the next hot neighborhood, just large, affordable spaces where they can grind, hammer, saw, and generally make a racket in the name of creativity. But they often set the stage for redevelopment, and home buyers who follow their lead can sometimes get in while real estate prices are affordable.

Urban Areas in Transition

Over time, the abandoned warehouses artists occupy become gorgeous lofts and studios, and gritty neighborhoods transform into trendy communities with an edge. That’s when the investors, developers, and wealthy buyers arrive, pushing up rents and displacing the artists who are then forced to set out for the next undesirable neighborhood. It’s a cycle that has repeated itself for decades, in cities across the nation.

“When artists go to a certain neighborhood, that’s a really strong sign for investors to come in,” said John Villani, author of Art Towns California, a book that will be published next month by The Countryman Press, a division of W.W. Norton. “They’re the ones who were there first and tend to be first to be pushed out also. It’s really kind of a discouraging cycle for a lot of artists. They feel used and manipulated by forces bigger than them.”

Artists turned around Soho and the Lower East Side of Manhattan in the 1960s, ’70s, and ’80s, and then Brooklyn’s Williamsburg in the 1990s. Now you’ll find them in Bushwick and Bedford-Stuyvesant in Brooklyn, and Astoria in Queens. Similar trends are occurring in Boston, Los Angeles, San Francisco, Philadelphia, Miami, and Austin, Tex. BusinessWeek.com selected 15 urban neighborhoods that artists have discovered and where homeowners could see returns in coming decades.

Downturn Creates New Opportunities

Andrew Cray, 36, began buying houses in Bushwick in 2003 after noticing that the neighborhood had great subway connections and was the next neighborhood over from Williamsburg, an artist enclave where home prices were increasingly expensive.

Cray bought a three-family house for $350,000, a property that today is worth about double as much. He now lives in Bushwick where he owns five houses, which he rents to artists and other young people with low-paying jobs who are often living in New York City for the first time. Crime has dropped dramatically and activity is buzzing around the Morgan Avenue subway stop, the closest stop to Manhattan on the L train. A natural foods store, a brick-oven pizza place, cafés, and art studios have popped up to serve the changing community.

The yuppies haven’t arrived yet, but they will, Cray said.

“It’s becoming a beautiful place if you want a lot of space and have a young family and like the Soho-style loft living arrangement,” he said.

Cray says the real estate downturn has created new buying opportunities. Bushwick has an increasing number of foreclosures, which are rare in Manhattan and more gentrified Brooklyn communities….

“Artists send the signal,” said Corbett. “The artists are the early adopters.…They do it in real estate the same way they do it in fashion, furniture design, and graphic design.”

Wow!  Texas hits the news again as a wonderful place to call home….So if you don’t already live here, it’s time tio get packing!  Our job prospects are great, our housing is affordable, and the lifestyle just can’t be beat!  And our weather (aside from Hurricane Ike), is pretty close to heaven most of the time!  We are talking about our Hill Country cities which have just been granted No. 1 and No. 2 of places where you get the “Best Bang for Your Buck” in best places to live in this economic crisis which seems to be engulfing the rest of the country along in its overall picture of gloom and doom…However, as stated in the article, “the economic storm sweeping the country has left Americans with few places to hide.  But those looking to hunker down might want to head to Texas, where they can get the best value for their dollar”. Good News for Texas!

With all the down-turn in the economy that has been in the news, Cool Houses Austin wants to share some of the more positive aspects we have uncovered in our research.  Forbes.com recently reported on the Least Expensive U.S. Cities To Own a Home and our own San Antonio came in No. 4…..So if you don’t want to live in Pittsburgh (No. 3),Columbus, Oh. (No. 2) or Cleveland (No. 1) where by the way, employment was depressed in all three cities….In direct contrast however,  our lovely San Antonio had not only the most affordable housing but also very strong employment gains….so congratulations to San Antonio and all of Central Texas.  Remember, our Hill Country homes are situated between Austin to the North and San Antonio to the South.  What a prime location for future growth! 2008 ACL Music Festival Austin, Tx.

ACL Live Music Festival 2008 Zilker Park Austin, TxThe 2008 Austin City Limits Music Festival has begun at beautiful Zilker Park in downtown Austin!  And if you love live music, then this incredible festival with its 130 bands, eight stages, and a variety of music that ranges from gospel to country to rock to blues to world beat to reggae, etc.  is one hot ticket!  You get the picture?   Yes, there truly is something for everyone here…And while you listen to some of the world’s best music, you can also shop at the Art Booths which showcase some of our best local artists, munch down at the food stands again showcasing some of our better known “fun and fabulous” eateries like Stubb’s BBQ and B. Terry’s.  Too tired to walk to another stage?  There is even a Heineken Beer Garden to sit and just chill out under the big oaks with a nice cold beer and the misting fans blowing on you while you decide which band to see next!  What an incredible day we had hanging out with friends from Dallas and Florida!  Our Cool Houses Austin pick for best music….Well, it was a toss-up between Austin’s own phenomenally talented Alejandro Escovedo and  California surfer dude, Donavon Frankenreiter www.donavonf.com whose talent has been compared to Ben Harper and Jack Johnson….I would have to agree; he is enormously talented and so good with the crowd that he took the mike and jumped down into the audience as he sang the final song of the night “It Don’t Matter”.  The crowd  sang right back at him as he held the mike out to the adoring fans…Another Friday favorite of the crowd was G.Love and to his credit, after he finished his own show, he came up onstage with Donavon and blew us all away with his incredible harmonica blues accompaniment on Donavon’s last songs…Wow!  Just an incredible way to end the night….Click here to get a taste of Donavon’s music from his  2008 Pass It Around CD  01-life-love-laughter

2008 Grape Stomp! Vintage Oaks at the Vineyard New Braunfels, Tx

Clubhouse at Vintage Oaks at the VineyardThis past Saturday (Sept. 20, 2008) found coolhousesaustin at the “1st Annual Texas Grape Stomp-off” hosted by  Vintage Oaks at the Vineyard, New Braunfels, Tx.  The “Stomp-off” took place at the award-winning clubhouse and pool area where we cheered the competing teams in their timed “Grape Stomp”,  had a wonderfu BBQ courtesy of Vintage Oaks and Rudy’s BBQ, sampled wonderful wines from our local Hill Country vineyards, and of course, listened to live music.  This new subdivision www.vintageoakstexas.com is quite simply a breath-taking setting in which the developers have managed to incorporate both custom homesites of 1-3 acres and yet left huge oak covered green spaces with planned hike and bike trails for the residents. For those of you interested in building green, Vintage Oaks also offers free workshops on green building techniques, xeriscaping, solar, and even features a really cool “green house” model home built by Sustainable Homes of Texas.

The crowning glory here though has to be the clubhouse that looks like it was taken out of a Tuscany vineyard. The award winning design features an incredible lap pool and its own man-made lazy river for tubing!  Wow!  Truly a gem!  And having just sold a custom home there, I can tell you from first hand experience that this place is truly an awesome place to live!  The following photos are of the Grape Stomp and the Clubhouse…
